Internal House Rules

In order to ensure a pleasant and respectful stay for all our guests, the following internal rules are established. Acceptance of the booking implies full agreement with these conditions.

The owner of the rural house shall not be held responsible for the behaviour and/or actions of the guests.

The client acknowledges that they are staying in a rural house intended for leisure and rest.

The use of DJ equipment, karaoke systems, or any other sound equipment in the outdoor areas of the property is not permitted, except for standard domestic speakers.

Bachelor/bachelorette parties and any other type of party are not allowed. Under no circumstances may the house or outdoor facilities be used for parties, events, or any activity involving persons not included in the accommodation booking.

The property reserves the right of admission.

The stay or overnight accommodation of persons not included in the original booking is strictly prohibited. In case of non-compliance, the property reserves the right to terminate the rental contract and require immediate departure without refund.

Pets are allowed only upon prior consultation with the owner and subject to an additional fee per pet. Pets are not allowed on beds, sofas, or in the swimming pool. The owner must ensure compliance with these rules and will be responsible for an additional cleaning fee due to hair and odours.

Guests are required to make responsible use of the facilities. In the event of vandalism, negligent use, or breach of house rules, the owner reserves the right to terminate the rental agreement at any time without refund, and guests must leave the property immediately.


CHECK-IN AND CHECK-OUT

Guests must inform the property in advance of their estimated arrival time.

Guests are required to provide certain personal data prior to arrival for the purpose of completing mandatory registration forms in accordance with applicable law.

Upon arrival, all guests must sign the registration forms.

The owner reserves the right to request a security deposit, which will be communicated prior to booking confirmation.

Unless otherwise agreed, check-in begins at 15:00 on the first day of the booking and check-out must be completed by 12:00 at the latest. Failure to vacate the property on time will be considered an extension of the stay by one additional day, which will be charged accordingly. Any extension is subject to mutual agreement between the property and the guest.

Before departure, the property owner and the guest will inspect the house and its contents to verify their condition.

Guests are responsible for any damage caused by negligence or misuse, as well as replacement costs. The cost for lost keys is set at €40.

The booking may not be transferred to third parties without the express authorisation of the owner.


RESERVATIONS

To confirm the booking, payment equivalent to one night’s stay is required. This amount is considered an advance payment of the total booking price and does not constitute payment for any specific night.

The booking will not be considered confirmed until payment has been received.

If the reservation is cancelled more than 30 days before the arrival date, the deposit will be refunded. If cancelled less than 30 days before arrival, no refund will be issued.

Payment of the reservation and confirmation implies acceptance of these general conditions.


OTHER RULES

Smoking inside the rural house is strictly prohibited, including at windows and balconies. Smoking is permitted on the porch and outdoor areas, provided that extreme caution is taken to avoid fire risks.

Guests are not allowed to move furniture, except for designated aluminium chairs. All chairs must be returned to their original position before departure.

Only pool loungers may be placed on the garden lawn; no other furniture is permitted.

All crockery, cutlery, and kitchenware must be left clean before departure. Barbecue utensils must also be cleaned and returned in the same condition as upon arrival.

Waste must be disposed of in the municipal containers. Guests are responsible for managing their waste.

The use of glassware in the pool area is strictly prohibited.

Lighting fires or barbecues is prohibited during periods in which the Regional Government of Extremadura bans them.

Cleaning during the stay is the responsibility of the guests.

Guests are responsible for any damage caused by misuse of the facilities or household items.

Guests must report any damage before leaving the property. If no damage is reported, the property may claim for hidden damages detected within 48 hours after departure.

Doors and windows must be closed when leaving the property to avoid security risks.

Guests should not leave valuables unattended. The property is not responsible for theft or loss of personal belongings.

The property is not liable for damages resulting from misuse of facilities, chimney, barbecue, or appliances.

Guests travelling with children must take appropriate safety precautions.

Guests travelling with pets must ensure proper supervision and safety at all times.

Open fires outside designated areas are strictly prohibited.

The property will always strive to ensure a pleasant stay. However, certain situations beyond its control may occur (such as power or water outages, appliance breakdowns, municipal works, or force majeure events). In such cases, no compensation or refund will be issued.

In all matters not covered, applicable tourism regulations of the Autonomous Community of Extremadura shall apply.

SAFETY FEATURES

The house is equipped with two fire extinguishers located on the lower and upper floors. Guests are encouraged to familiarise themselves with their use in case of emergency.

A first aid kit is located in the lower section of the cabinet on the right side of the kitchen entrance. In case of emergency, guests should contact local medical services or call 112.


DATA PROTECTION

The property will send the data protection document to the person who made the booking.

Personal data is collected solely for legal accommodation requirements and is stored for the legally required period. Data processing is carried out in accordance with applicable legislation.

Personal data will be stored in a file for the purpose of managing accommodation services. Guests may exercise their rights of access, rectification, or cancellation by contacting the property owner.


These internal house rules are mandatory and apply upon handover of the keys.
